ADVERTISING

  • A "For Rent" sign professionally installed at each property
  • Ads placed on at "no cost" internet sites: Craig's List & PPM website
  • Ads placed on "at cost" internet sites: Rent Clicks
  • Ads placed with Navy Housing Referral Office
  • Ads "at cost" placed in local area newspapers
SHOWING PROPERTIES
  • Re-key property as necessary
  • Coordinate any required cleaning /maintenance
  • Schedule and show property to prospective tenants
  • Negotiate rental terms between landlord and tenant
  • Available to answer prospective tenant's questions during business hours
TENANT QUALIFICATIONS AND SCREENING
  • Make rental application easily accessible by providing forms at office and on-line
  • Complete & review credit screening for each prospective tenant
  • Review Criminal and Eviction History
  • Verify personal references and employment
RENTAL AGREEMENTS

We protect landlord's interest by:
  • Using approved Washington State contract format
  • Providing tenant manuals outlining tenants and landlords requirements and responsibilities
  • Completing Move-in/Move-out condition reports with digital pictures or video

ACCOUNTING

  • Use Yardi Property Management Software - which provides monthly/annual statements & yearly 1099
  • Collect monthly rents, security deposits and other fees when due
  • Disburse Rental proceeds by the end of business on the 10th of month via:
    • Mailing directly to you
    • Depositing proceeds in a designated local bank account
    • Electronically depositing out of area designated bank account
    • Paying expenses (accounts payable) directly
  • Accounts Payable Service:
    • Property Mortgage Payments
    • Property Taxes
    • Property Insurance
    • Property Utility invoices
    • Property Maintenance Expenses
    • Other at landlord's request

COMMUNICATIONS

  • Offer communication via email, telephone, snail mail or fax
  • Return phone calls/ emails within one business day by a member of our staff
  • Provide copies of all written agreements and accounts payable invoices
  • Send written bids for prior authorization on major improvements/maintenance

SCHEDULE OF PROPERTY MANAGEMENT FEES
