You can mail or fax the application to us. Please also mail or deliver $35.00 per adult tenant with your application. The following guidelines and procedures are designed to make your rental search more enjoyable. We hope that one of our properties will be your next home.
APPOINTMENT: Please be on time for your viewing appointment as our staff may not be able to wait for your arrival due to additional viewing appointments. The property manager will be able to answer your questions concerning the property. Applications may be obtained by calling our office and a copy will be faxed to you or can be downloaded online. VIEWING PROPERTIES: It is recommended that you drive by the property or properties that you are interested in. This way you have a chance to see the neighborhood and surrounding areas to see if they meet your needs, and inspect the condition of the rental property. Should the property be occupied, an appointment can be scheduled with the property manager at 360-307-8114 x4.
PETS: All of our properties have a policy on pets. Some of our properties allow small pets. Most do not allow cats. Due to insurance requirements no properties allow Ferrets, Pit bulls, Rottweilers, Dobermans, German Shepherds, Great Danes or any attack-trained animals. If you have pets, please pay close attention to the pet policy for each property. The Owners of the property set the pet policy and we do not have the ability to change it. An additional deposit may be charged for any approved pet. Aid animals for the blind are an exception to this policy.
CONDITION: We believe we have a higher than normal standard in the preparation of rental units, but our standards may or may not be equivalent to your standards. Any request to make changes in the current condition of the property or terms of the rental agreement must be in writing at the time of application. These requests may be written into the remarks section of the application and will be considered at the same time your application is processed.
APPLYING: Applications may be obtained from our office at the time you are shown the property, or faxed to you upon request (fax 360-698-2859). The Application must be completely filled out and signed before they will be processed. Each Adult resident must fill out a separate application to ensure we received complete background information. Married couples that live together may complete one single application.
FEES: There is an Application Fee of $35.00 per adult applicant. Personal check, money order, or credit card may pay this fee. This fee must accompany your application or it will not be processed until the fee is received.
PROCESSING: Applications are processed in the order in which they are received. Processing will normally be completed within 24 hours. This can be longer if there is difficulty in contacting previous landlords. We will run a credit report; verify your employment and income. If more than one application is submitted for the same property a first come basis will apply. Qualifications for properties vary dependent on the individual property owner's instructions to us. To determine qualifying for the properties the following is reviewed: Verifiable present and past landlord history; a satisfactory credit report through a credit company; verifiable income with a maximum rent to gross monthly income of 33%.
APPROVAL: After an Application is approved, any other Applications on the same property will be held until the security deposit of the first is obtained. Money order or cashier check for payment of deposits only. No personal checks will be accepted. At the time of your deposit being paid, the property manager will set an appointment for you to return, sign your rental agreement and pay the first months rent. The first month's rent shall be paid with a cashier check, money order or credit card. If no deposit has been received within 24 hours of approval, the property will returned to an available status and any other application on file will be considered. All rents are due on the first day of each month by money order, check or credit card. No cash is accepted due to security reasons.
FEDERAL FAIR HOUSING: All Peninsula Property Management managed properties are offered subject to federal fair housing act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of natural origin, handicap, familial status, or any intention to make such preference, limitation or discrimination. Our Property Managers are regularly trained and educated on the latest local, state, and federal regulations pertaining to rental properties. Peninsula Property Management complies with the Military Clause for members of the armed forces. This does not include employees of the federal government or contractor entities.
