TENANT FREQUENTLY ASKED QUESTIONS

PPM has put together a list of the most frequently asked tenant questions that may answer many of your concerns in advance.

How do you qualify tenants?  Qualifying is done with a credit check to verify how you meet other financial obligations.  We check to see if there are any collections outstanding from previous landlords or utility companies.

When is rent due?    Rent is due on the 1st of each month with a 5-day grace period given.  A late fee of $50.00 accompanies payment after the grace period.

How do I pay rent?  Payment may be made by personal check drawn on a local bank, certified funds, or major credit card.   Payment may be mailed or drop off at our office.  Our address is:  10030 NW Silverdale Way, Suite 108, Silverdale, WA  98383

How much is the security deposit?   The security deposit varies property to property depending on the owners requirements.  Generally, rent plus $50.00.  Security deposit can NOT be used for the last months rent.

How can I be sure I will get my security deposit back?  The property is to be returned to the owner in the same condition as when you rented, ordinary wear and tear excepted.   Holes in the walls and carpet are NOT considered ordinary wear and tear.

How about smokers?   Smoking is not permitted in our properties.  Eliminating smoke damage/odors is the responsibility of the tenant. 

When can I see the properties?  Our office hours are Monday-Friday 9:00 am - 4:00 pm, but we are available off-hours by appointment.  We will be happy to give you directions to the property for you to view the area.  Upon your approval, we would arrange to meet you and show you the property.  We always respect the current tenant's privacy.

What about weekend showings?  Weekend showings may be possible if an agent is available, by appointment only.

Why can I not clean the carpet myself?  We require professional steam carpet cleaning to preserve the life of the carpet. Home machines do not handle the deep cleaning necessary.

Can I install extra telephone lines?  You can install extra telephone lines if you pay the expense and disconnect them when you leave. However, you must notify PPM and obtain written permission to install the lines.

Can I have a satellite dish?   Yes, you can have a satellite dish. However, you must submit a request to PPM and sign an agreement prior to installing the dish. You also must take responsibility for removing the dish and repairing any damage. Call your PPM management team for details.

I did not have a pet when I moved in; can I have a pet now?  Notify your PPM management team of your request for a pet. Do not move a pet into the property without permission. The Property Manager will contact the owner and submit your request. If the owner does allow a pet, an increased security deposit will be required and a pet agreement signed. If the owner says no, abide by the decision and your rental agreement.
 
What happens if my pet dies or runs away, can I have my increased security deposit back?   No, all security deposits remain in effect until all tenants vacate the property. Until a property is completely vacant, there is no way to check the entire property thoroughly.

What happens if I want another pet?   Notify your PPM management team what pet you want. The Property Manager will contact the owner and submit your request. If the owner does allow a pet, an increased security deposit will be required and a pet agreement signed.

My roommate wants to move, but I want to stay. What do I do now? Your roommate needs to submit a partial notice to vacate. PPM will need documentation from you to show you can support the property by yourself. PPM will not partially refund part of the security deposit to your roommate since it is a condition of your rental agreement. You and your roommate will have to settle any funds owed to each other, including any or all of the security deposit. Have your roommate use the PPM Partial Notice to Vacate included in the tenant manual.

I want to add a roommate, now what do I do? The prospective roommate will have to submit an application and PPM must approve the person PRIOR to them moving into the property. You can obtain applications at the PPM office. If PPM denies the applicant, they cannot move into the property. If approved, you and the approved applicant must sign new rental agreements.

Why do the owners want to see the property?   The owners are showing responsibility toward the maintenance of the property, the condition, and their investment. It is also their right to see the property, but they respect that it is your residence. It is also nothing to fear. This is why PPM contacted you first to set a date and time.

What if I decide to move before my lease is up?  You are still responsible for the rent until the end of the rental term or until is re-rented.  We will work with you to assist in getting the unit re-rented as soon as possible.

When should I contact your company if I know I will be needing a rental unit in a few months?     Tenants who are moving out are required to give 20 days notice, depending upon the property.    It is recommended that you check with the property managers 30 to 60 days prior to your move in date.
